Indigo at Cross Creek: A Modern Community with Strategic Appeal

Indigo at Cross Creek is a 303-unit, garden-style apartment community located in Indian Land, South Carolina, offering residents the perfect balance of contemporary living and small-town charm. The property provides convenient access to premier shopping, dining, and entertainment options while serving as a tranquil retreat just outside the bustling Charlotte metro area.

SIREP identified Indigo at Cross Creek as a compelling investment opportunity in the Indian Land submarket of the Charlotte MSA. Built in 2017, the community’s strategic location along US-521 offers direct access to Ballantyne, a prominent employment hub with over 4.4 million square feet of office space and 300 companies, including 35 Fortune 500 firms. The eight 3-story, elevator-serviced buildings feature modern amenities such as a resort-style pool, fitness center, bocce ball court, and dog park, while units boast stainless steel appliances, 9′ ceilings, and in-unit washers and dryers. Acquired for $76 million ($251K per unit), Indigo represented a 19.03% discount to its estimated replacement cost of $310K per unit. With 94% occupancy at acquisition and projected pro-forma rents of $1,821, the property provides significant long-term growth potential within the thriving Charlotte metro area.
